Our client, the M.Rapaport Group, is one of the foremost commercial real estate owners in New York City and approached us to design entire floor tenant layouts as well as to be consultants for the overall modernization of their many commercial, residential and office buildings in Manhattan and the Bronx. The M.Rapaport Group, which was founded in 1904, prides itself in managing its own properties and currently owns some of the most unique and sought after spaces in Manhattan from impeccable commercial loft spaces in Midtown to gut renovated condominiums on the Upper West Side to a penthouse commercial loft in Chelsea. In 2011 and 2012, we worked on two of their buildings 18 East 48th Street and 150 West 22nd Street to accommodate the needs of their various tenants and enhance the overall aesthetic qualities of their properties. The layout for 18 East 48th Street office space covers 6,213 SF with an elegantly modern reception and waiting area, (19) office suites, (2) conference rooms, staff room, open clerical areas and miscellaneous support spaces. Conversely, the layout for 150 West 22nd Street of approximately 7,000 SF is more oriented towards an open floor concept gravitating around a central conference room with full glass enclosure that is naturally lit by a grandiose 24-foot skylight.
