The Ronald McDonald House is a nonprofit organization whose main mission is to provide a comfortable and safe place to reside for families with medical problems and pediatric cancer patients in need of care.
The scope of work for this building includes the complete restoration of the exterior building envelope including the replacement of the existing roofing with a liquid applied waterproofing membrane as well as parapets, bricks and decorative limestone replacement on all exterior facades. In addition, we filed and completed the 7th Cycle for the Local Law 11/98 of the NYC Building Code. This full service project includes programming, design development, construction documents and construction monitoring and administration.

Carnegie East House is one of NYC’s premier non-profit senior living communities located in the heart of Manhattan and housed in a modern 19-story building. Our firm was contracted to inspect the entire building envelope as part of the NYC LL 11/98. Additionally, the existing cellar level of the building was experiencing extensive and constant water infiltration problems due to underground construction in the vicinity. The entire building envelope, main façades, fenestration and parapets were thoroughly restored in 2013.

This 17-story 165,000 SF building is located in Manhattan’s Garment District. Originally built in 1926, it features beautiful turn of the century terracotta decorative motifs and adobe. Our firm was retained to investigate structural and severe water penetration issues affecting the existing lower levels of the building as well as the sidewalk vault underneath the entire length of 29th Street. This full service project included programming, design development, construction documents, coordination of probe tests for steel, concrete, and asbestos investigation, contract administration and monitoring. One challenging aspect of this project was obtaining the many necessary permits from all the different Agencies involved as well as having to work around the several retail and commercial spaces on the ground floor of the building, immediately adjacent to the vault restoration area.

This (400) unit Condominium consists of separate clusters of (51) buildings and is located in Peekskill, NY. The scope of work for this project was to restore the entire building envelope of the buildings, replace all asphalt roof shingles with new due to extensive water infiltration problems affecting the building skin and the fenestration. A challenging part of this project was to properly detail the waterproofing and flashing of the mansard roofs and the separation fire walls between buildings. In addition to designing and detailing the project, we assisted the Condominium Board throughout the bidding procedure, selection of the proper roofing and waterproofing contractor, project monitoring and project management throughout the duration of this 5-year long project.

This (84) unit attached townhouse complex is situated on a beautiful landscaped property in the Town of New Castle, NY. The complex, originally built in 1986, has been negatively impacted over the years by the elements and developed a serious ice damming obstruction and major water infiltration problems from the exterior building skin. We were hired to fully remodel and restore the entire condominium complex, including replacing the asphalt roofing shingles, all defective skylights, restoring the siding, redesigning deteriorated retaining walls on site and a complete renovation of their sports facilities, tennis courts and Clubhouse building.

We were approached by a financial and development corporation to redesign a 3-story free-standing commercial office building at the corner of a busy intersection just a few blocks away from downtown Yonkers. Present on the site was a dilapidated existing concrete structure, the basis of which we managed to keep as the supporting structure for our restoration project. The goal for this project was to design a comfortable working environment for professional offices with plenty of storage area and a full size garage space for the developer’s trucks and construction equipment. Our firm was hired to design and coordinate all HVAC, electrical and plumbing systems in the building.
